A premier commercial Real Estate company is seeking an experienced, team first Property Controller. Ideal candidate would be a hard worker, individual who seeks responsibility or being in a fast-paced high-energy environment.
Collaborating with the Chief Accounting Officer, the Property Controller is responsible for the financial oversight and direction of the property accounting functions. The Property Controller will provide guidance in accounting, business planning and executing/preparing of the operating budget for the company. This position will be responsible for the preparation of monthly and yearly financial reporting and analysis.
Key Responsibilities:
- Manage and handle all general accounting and financial reporting functions including accounts payable, accounts receivable, fixed assets, and balance sheet management
- Research skills and technical accounting background desirable, particularly with respect to capitalization rules surrounding interest and revenue recognition of tenant leases
- Prepare balance sheets, monthly statements of income and cash flow of the company
- Analyze cost controls, cash flow and expenses and effectively communicate to the other management to identify areas for improvement/action
- Approve and manage CAM reconciliations
- Respond to tenant inquiries regarding CAM calculations and accounts receivable balances
- Prepare budgets by creating schedules; analyzing, collecting and consolidating financial data; recommending plans
- Accomplish budget objectives by scheduling expenditures; initiating corrective actions and analyzing variances
- Provide status of financial condition by interpreting, collecting and reporting financial data
- Advanced proficiency in Excel, proficiency with MRI preferred
Qualifications:
- Bachelor's Degree in Finance and/or Accounting
- CPA a bonus
- MRI experience a plus
- Minimum 6-8 years’ experience in Real Estate accounting as well as forecasting, budgeting, financial modeling and analysis
- Proven track record of success in completing projects and meeting deadlines
- Strong and effective written and verbal communication skills
- Strong problem-solving skills to identify and reason through complex issues, recommend and implement solutions
- Entrepreneurial self-starter, strong work ethic, "sleeves rolled up", and detail oriented
